1. Nature of the service
Swiss Lima Property is an advisory, administrative support, preparation and coordination service for proceedings between Switzerland and Peru, operated by Martin Zandona, sole trader registered in the Canton of Geneva commercial register under number CH-660.2.661.022-9, IDE CHE-180.823.345.
These terms govern services offered under the trade name Swiss Lima Property, a service of Proseccopreciso Zandona.
2. Services offered
Swiss Lima Property may offer in particular:
- initial discussion about the project;
- clarification of objectives, criteria, constraints and timeline;
- help understanding local steps and procedures;
- indicative analysis of information provided by the client or publicly available;
- preparation of questions to ask local professionals;
- organisation or coordination of exchanges with contacts in Peru;
- introductions to independent professionals;
- administrative and organisational follow-up of the project;
- help structuring next steps.
3. Services not offered
Swiss Lima Property does not provide:
- investment advice;
- legal advice;
- tax advice;
- banking services;
- asset management;
- regulated property brokerage;
- representation of the client in a transaction;
- negotiation on the client's behalf;
- signing documents on the client's behalf;
- receipt, holding or transfer of client funds.
All final decisions belong exclusively to the client.
4. Indicative nature of information
All information, figures, estimates, examples or analyses communicated within the scope of the service are indicative. They do not constitute a guarantee of price, availability, return, income, occupancy rate, appreciation or result. Swiss Lima Property endeavours to ensure their accuracy but cannot guarantee their completeness or currency at all times.
5. Fees and financial terms
Each engagement is defined on a case-by-case basis according to the nature of the project, the level of analysis required, the procedures to be coordinated and the parties involved. Terms and fees are set out in a personalised proposal before any paid service is rendered.
No public tariff displayed on the site or communicated verbally constitutes a firm offer. Any paid service must be confirmed in writing with its scope, limitations, fees and terms.
6. Referrals and third-party introductions
Swiss Lima Property may recommend or introduce the client to independent professionals (solicitors, lawyers, property managers, local service providers, etc.). These professionals act under their own responsibility. Swiss Lima Property does not guarantee their services, fees, timescales, results or decisions.
7. Limitation of liability
To the extent permitted by law, Swiss Lima Property is not liable for decisions made by the client, acts or omissions of third parties, market developments, exchange rate fluctuations, regulatory changes or the economic results of a project. Swiss Lima Property does not replace regulated or qualified professionals such as notaries, solicitors, tax advisers, banks, estate agents or property managers: where relevant, the client is encouraged to consult the appropriate professionals directly.
8. Governing law and jurisdiction
Unless mandatory provisions require otherwise, these terms are governed by Swiss law. In the event of a dispute, the competent courts of the Canton of Geneva shall have jurisdiction, subject to mandatory applicable provisions. In the event of a discrepancy between language versions, the French version shall prevail unless otherwise agreed in writing.
