Oceanfront · Lima's international face
Miraflores: overview and investment advantages
Miraflores stretches along the cliffs of the Costa Verde, facing the Pacific, between Barranco to the south and San Isidro to the north. Its commercial arteries (Av. Larco, Av. Benavides), the lively Parque Kennedy, cliff-top gardens and Larcomar — a shopping centre carved into the rock face above the ocean — make it one of Lima's most vibrant and secure neighbourhoods.
It is also the neighbourhood with the highest density of international hotels, co-working spaces, fine dining restaurants and coffee shops in Lima — an infrastructure that sustains demand from upscale tourists, digital nomads and long-stay expats. No other neighbourhood in Lima brings together such a diverse range of tenant profiles within the same area.
For an investor, Miraflores offers Lima's deepest rental market: short-term rentals (Airbnb, Booking.com), furnished long-term leases for expats or diplomats, or subleasing to executives on assignment. It is also the neighbourhood with the highest resale liquidity compared to other areas of the capital.
