The sea without the premium price
A malecón above the cliffs, sunsets over the Pacific, new buildings with sea views: Magdalena offers the Lima coastal experience at median price levels noticeably below Miraflores or San Isidro (BCRP, Q4 2025).
Coastal & residential · San Isidro's quiet neighbour
Magdalena del Mar is one of Lima's smallest districts (3.61 km²), wedged between San Isidro to the east, San Miguel to the west and the ocean to the south. This direct neighbourhood with the capital's most valued district is its first asset: you live a few minutes from the business centre, for a noticeably more contained budget.
The district has two faces: a historic, working-class heart, with its renowned market and its authentic neighbourhood life, and a seafront in full transformation, where new residences gradually replace older buildings, facing the malecón and the Costa Verde.
For an investor, Magdalena represents the balanced compromise: a median price well below those of Miraflores and San Isidro (BCRP, Q4 2025), rental demand fed by the professionals working in the neighbouring districts, and a modernisation movement that, project by project, may support value, without any automatic guarantee.
Key strengths
A malecón above the cliffs, sunsets over the Pacific, new buildings with sea views: Magdalena offers the Lima coastal experience at median price levels noticeably below Miraflores or San Isidro (BCRP, Q4 2025).
The business centre, embassies and premium services of San Isidro literally begin on the other side of the street. For professionals who work there, living in Magdalena is one of Lima's most rational rent-distance trade-offs.
New developments on the seafront, shops moving upmarket, renovated public spaces: the transformation is visible. Each project deserves its own analysis, but the overall dynamic works in the district's favour.
Everyday life
Magdalena has kept an authentic neighbourhood life: its market, one of Lima's most renowned for fresh produce, its local shops, its squares and its neighbourly atmosphere. It is a district where you know your baker, ten minutes from the business district.
On the sea side, the malecón invites running or walking above the Costa Verde, and the beaches are reached below. In the evening, the offer of restaurants and cafés grows with the arrival of new residents; for big nights out, Miraflores and San Isidro are a ride-hailing app away, with the usual precautions of any large city.
The contrast between the traditional heart and the modern seafront is part of the district's identity: two atmospheres a few streets apart, and two ways of living here.
Getting around
Magdalena del Mar borders the ocean to the south and touches San Isidro to the east, San Miguel to the west, and Pueblo Libre and Jesús María to the north. Miraflores is not adjacent: San Isidro sits between the two along the coast.
Avenues Brasil, Sucre, Javier Prado Oeste and Pérez Araníbar (the coastal axis, formerly Avenida del Ejército) structure the district, and the Costa Verde beach circuit runs along its ocean frontage. Driving times vary greatly with the hour and traffic.
The compact district is lived on foot: market, shops and malecón are close to one another. For San Isidro, walking is often enough from the eastern half; for the rest of the city, ride-hailing apps and main arteries do the job.
Property market
Magdalena's market is being reshaped: new apartments in residential towers facing the sea or near San Isidro, recent mid-rise buildings in the inner streets, and a heterogeneous older stock in the historic heart. Small and medium surfaces dominate the new supply, calibrated for young professionals and investors.
The most sought-after sectors: the seafront and its adjacent streets, and the eastern strip adjacent to San Isidro, which benefits directly from the premium neighbour's services. The quality of construction and co-ownership varies noticeably from one building to the next: in Magdalena more than elsewhere, you choose a specific project, not just an address.

Rental strategies
The market's core: professionals who work in San Isidro or Miraflores and choose Magdalena for its value for money. Growing demand as the new developments arrive, generally on 12-month renewable leases.
New apartments with sea views also attract medium-term stays (professional assignments, nomads). A narrower segment than Miraflores, but with less competition: the quality of the property and management makes the difference.
No yield is guaranteed: the result depends on the purchase price, occupancy, charges, management and taxation, and the highly variable quality of buildings weighs particularly here. The BCRP put the district's price-to-rent ratio at around 16 years of rent in Q4 2025 (district average, indicative).
Profiles
A contained entry ticket, growing rental demand and a modernisation dynamic: an attractive yield-prospect pairing, provided the building and micro-sector are rigorously selected.
Living a few minutes from your San Isidro office, facing the sea, for a gentler rent or purchase price: the equation that explains the influx of new residents into the district.
To enter the Lima coastal market with a controlled budget, in an improving district: a credible entry point, to be secured by a serious technical and legal check of the chosen project.

A balanced view
Magdalena del Mar is the choice of coastal balance: the sea, the immediate proximity of San Isidro and a gentler entry ticket, in a district modernising before your eyes. Success here comes through fine selection of the building and micro-sector, even more than through timing.
Yes: the district has a genuine ocean frontage on the Costa Verde, with a landscaped malecón above the cliffs and access to the beaches below. The recent seafront buildings offer direct Pacific views, at prices generally gentler than those of Miraflores.
No. Magdalena del Mar is adjacent to San Isidro to the east, San Miguel to the west, and Pueblo Libre and Jesús María to the north; San Isidro sits between Magdalena and Miraflores along the coast. In practice, both the heart of San Isidro and the Miraflores malecón remain close, with journey times depending on traffic.
In the fourth quarter of 2025, the median listed price in the district was around USD 1,880/m² (BCRP, Urbania data), noticeably below the medians of Miraflores and San Isidro that same quarter. New builds on the seafront trade above this district average.
For several years, new residential buildings have gradually replaced older constructions, particularly towards the seafront and on the San Isidro border. This movement modernises the district and attracts new residents. Appreciation prospects, however, remain to be assessed project by project: no scenario is guaranteed.
Young professionals who work in San Isidro and want a gentler rent a few minutes from the office, families seeking the seafront without the prices of the premium neighbours, and investors targeting a balance between a contained entry ticket and growing rental demand.
Both districts share the Costa Verde, but Magdalena is more compact and directly backed onto San Isidro, while San Miguel, more extensive, is organised around the PUCP and the Plaza San Miguel shopping centre, closer to the airport. Magdalena plays the premium-proximity card, San Miguel that of services and the campus.
