Can I buy an apartment in Lima without living in Peru?
Yes. Most of our clients run their purchase from Switzerland or Europe. Our role is to scope the project, filter opportunities and coordinate the steps remotely, relying on the relevant professionals for anything legal, tax-related or financial.
Do I need to travel to Lima to buy?
No, it isn't a requirement: many steps can be organised remotely. A trip is still useful to view a property, get a feel for a neighbourhood or sign certain documents; we discuss this together based on your project and your availability.
Can you search for a property according to my criteria?
Yes. Once your project is scoped, we filter opportunities against your criteria (location, budget, use, property type) and present you with an organised selection, without promising returns or unverified exclusivity.
Can you view an apartment on my behalf?
Where this is included in the agreed scope, yes: we can view the property, speak with the developer or seller, and send you a detailed report (observations, photos, videos). This does not replace an independent technical or legal expert opinion where one is required.
Do you only work with rental investors?
No. We support rental investment projects as well as personal residence, second-home or pied-à-terre projects in Lima. The initial scoping conversation is exactly where we clarify the intended use.
Can I use the property personally and then rent it out?
Yes, that's a common setup. We can help you plan for this flexibility from the initial scoping stage, then, when the time comes, introduce you to our partner Havenbnb Peru for renting it out during your periods of absence.
Does Swiss Lima Property provide legal or tax advice?
No. We do not provide legal, tax or financial advice, and we do not replace the notary, lawyer, bank or other regulated professionals. We coordinate communications with these relevant professionals and help you follow each step.
How are fees determined?
The first conversation is free. If you'd like to continue, we then send you a personalised guidance proposal: it sets out the scope, the services included, an indicative timeline and the fees. No paid engagement begins without your explicit agreement.
What happens after the handover of keys?
Depending on your project, we can help you plan for access to the property, its maintenance and a local point of contact. If you'd like to rent it out, rental management is then handled by our partner Havenbnb Peru, a separate and optional service.
