Our Guidance

Invest in Lima without flying blind.

Swiss Lima Property guides you between Switzerland and Peru to scope your project, filter opportunities, coordinate each step and give you a clear view of your acquisition, from the first conversation through to organising life after your purchase.

See how it works

What distance really means

Buying from a distance shouldn't mean going it alone.

Lima isn't a market to fear. It's a market to understand. The real difficulty isn't the city, it's steering a project from thousands of kilometres away, with few reference points and scattered contacts.

Understanding a different market, with its own habits and its own pace.
Telling a genuine opportunity apart from a well-rehearsed sales pitch.
Choosing the neighbourhoods that truly fit your project, not just the best-known ones.
Coordinating several contacts who don't always talk to each other.
Keeping track of documents and procedures, often in an unfamiliar language and framework.
Preparing a fund transfer properly, through the right channels.
Planning ahead for the handover of keys and the property's future use.
Having a local point of contact once the purchase is complete, when everyday questions start.

You always keep the final word.

We give you the clarity to make it.

Five areas of guidance

One point of contact, several coordinated steps

Rather than leaving you to manage every contact separately, we centralise the follow-up of your project, from your first thoughts through to life after the purchase.

Scoping your project

Before talking about properties, we take the time to understand yours. This initial conversation sets the frame for everything that follows.

  • The purpose of the purchase: residence, pied-à-terre or rental investment
  • An indicative budget and its flexibility
  • The neighbourhoods you have in mind, or want to explore together
  • The type of property you're looking for
  • Your intended timeline
  • The specific constraints of buying from abroad

Search and selection

Lima's market isn't short on listings. What it sometimes lacks is a filter. We analyse every opportunity before presenting it to you.

  • Location and its immediate surroundings, also explored via our neighbourhood guides
  • Type of construction and how advanced the project is
  • Whether the price is consistent with the observed market
  • The intended use, personal or rental
  • Indicative rental potential, never presented as guaranteed
  • The overall quality of the file and the documents available
  • Your own criteria, which remain the guiding thread of the selection

Properties matching this filter are then presented in our property selection.

Local insight and viewings

A photo never replaces a presence on the ground. Where this is included in your guidance, we become your eyes in Lima.

  • Viewings of the property, where included in the service
  • Direct conversations with the developer or seller
  • Observation of the immediate surroundings: access, neighbours, neighbourhood life
  • Gathering additional information on site
  • Detailed photos, videos or written reports
  • Feeding back everything useful to your decision

This on-the-ground presence complements your decision; it does not replace an independent technical or legal expert opinion where one is required.

Coordinating the acquisition

A Peruvian property purchase involves several parties who rarely sync up on their own. We organise this flow of information for you.

  • Communications with local contacts
  • The flow of information between parties
  • The administrative steps to follow
  • Appointments to organise
  • Introductions to competent independent professionals
  • Preparing the documents requested
  • General organisation of the file through to the acquisition

Swiss Lima Property does not provide legal, tax or financial advice directly, and does not replace the notary, lawyer, bank or other regulated professionals. We coordinate communications with the relevant professionals and help the client follow each step.

Depending on your project

Organising life after the purchase

Getting the keys isn't always the finish line. Depending on your project, we help you plan for what comes next.

  • Handover of keys and access to the property
  • Furnishing or preparing the property
  • Ongoing maintenance
  • A local point of contact in your absence
  • Renting it out, if you wish

Rental management is a separate, optional service, provided locally by our partner Havenbnb Peru.

Three possible starting points

Your starting point may be different. Our role adapts.

This isn't about three pricing packages. It's about three different ways into the same guidance, whichever matches where your project actually stands.

Profile 01

You're starting to think it through

You want to understand the market, the neighbourhoods, the budgets and the steps before making a decision. We can give you these reference points, with no pressure, from the very first conversation.

Profile 02

You're actively searching for a property

Your project is defined. You want support selecting opportunities and coordinating the next steps, with a single contact who follows your file over time.

Profile 03

You've already found an opportunity

You already have a listing or a property project and want to organise the information and the steps before going further.

Frequently asked questions

What we're asked most often

Can I buy an apartment in Lima without living in Peru?

Yes. Most of our clients run their purchase from Switzerland or Europe. Our role is to scope the project, filter opportunities and coordinate the steps remotely, relying on the relevant professionals for anything legal, tax-related or financial.

Do I need to travel to Lima to buy?

No, it isn't a requirement: many steps can be organised remotely. A trip is still useful to view a property, get a feel for a neighbourhood or sign certain documents; we discuss this together based on your project and your availability.

Can you search for a property according to my criteria?

Yes. Once your project is scoped, we filter opportunities against your criteria (location, budget, use, property type) and present you with an organised selection, without promising returns or unverified exclusivity.

Can you view an apartment on my behalf?

Where this is included in the agreed scope, yes: we can view the property, speak with the developer or seller, and send you a detailed report (observations, photos, videos). This does not replace an independent technical or legal expert opinion where one is required.

Do you only work with rental investors?

No. We support rental investment projects as well as personal residence, second-home or pied-à-terre projects in Lima. The initial scoping conversation is exactly where we clarify the intended use.

Can I use the property personally and then rent it out?

Yes, that's a common setup. We can help you plan for this flexibility from the initial scoping stage, then, when the time comes, introduce you to our partner Havenbnb Peru for renting it out during your periods of absence.

Does Swiss Lima Property provide legal or tax advice?

No. We do not provide legal, tax or financial advice, and we do not replace the notary, lawyer, bank or other regulated professionals. We coordinate communications with these relevant professionals and help you follow each step.

How are fees determined?

The first conversation is free. If you'd like to continue, we then send you a personalised guidance proposal: it sets out the scope, the services included, an indicative timeline and the fees. No paid engagement begins without your explicit agreement.

What happens after the handover of keys?

Depending on your project, we can help you plan for access to the property, its maintenance and a local point of contact. If you'd like to rent it out, rental management is then handled by our partner Havenbnb Peru, a separate and optional service.

What languages can we communicate in?

In French, English and Spanish, according to your preference, at every stage of our conversation.

Your project deserves a clear framework

You don't need to have all the answers yet to start the conversation.

Whether your project is still at the thinking stage or you've already identified a property, a first conversation will let us understand your situation and point you towards the possible next steps.
