La Molina: the neighbourhood's identity
At nearly 66 km², La Molina is the largest district of our selection: a residential territory set against the foothills, made up of green urbanisations (Camacho, La Planicie, Rinconada del Lago, Las Lagunas), houses with gardens and tree-lined avenues. Life here moves to a different rhythm from coastal Lima.
The district owes much to its institutions: Newton College and Colegio Roosevelt (The American School of Lima), two of the country's most reputed international schools, the National Agrarian University (UNALM) and USIL are based here. An appreciated bonus: further from the coast, La Molina often enjoys clearer, brighter winters than the seaboard.
For an investor, La Molina is a singular market: the lowest price per m² of our selection (BCRP, Q4 2025), but surfaces and plots so generous that the total acquisition ticket often remains substantial. A market of family houses, to be analysed urbanisation by urbanisation.
