La Molina: a neighbourhood of houses, read micro-zone by micro-zone
La Molina sits in eastern Lima, in an area that contrasts sharply with the coast. Built for individual housing (villas, houses with gardens, gated communities), it is home primarily to very affluent Peruvian families and some expatriates with children. The presence of numerous international schools reinforces this family identity and sets La Molina apart from the more urban coastal neighbourhoods.
The area includes La Planicie, a sector known for its large plots, the quality of its construction and a firmly patrimonial positioning. La Planicie is administratively part of La Molina and shares its residential logic, while occupying its own market segment, with more restricted liquidity given the size and prices of the properties involved.
Two structural parameters shape any investment analysis in La Molina: the distance from Lima's financial core (San Isidro, Miraflores), which generates significant commute times during peak hours, and the heterogeneity of its micro-zones. Sectors close to major access roads, schools or shopping centres do not behave the same way as more enclosed areas. A precise analysis of the location within the neighbourhood is essential before any decision.
