Surquillo: genuine centrality, heterogeneity not to be overlooked
Surquillo borders Miraflores to the north and west, San Isidro to the north-east and Santiago de Surco to the south. This central position is an undeniable asset: residents can easily reach the shops, restaurants and commercial zones of Miraflores, often on foot. This is one of the reasons the neighbourhood attracts part of the demand that cannot afford its premium neighbours' prices.
But Surquillo is not a homogeneous neighbourhood. Its northern section (closest to Miraflores, particularly along Avenida Angamos and adjacent streets) has a more valued profile, with rental demand driven by young professionals and some foreigners. Its more central and southern zones are more working-class, with older buildings, higher density and a very different tenant profile. Mercado N°1, one of Lima's most lively traditional markets, sets the tone for this contrasted identity.
For an investor, the precise location within Surquillo is decisive. A well-positioned property in the northern sector can attract serious rental demand at an acquisition price below Miraflores. A poorly located property two streets away can prove difficult to rent at the expected level. Surquillo is not a neighbourhood to approach without ground-level knowledge, nor to dismiss on principle.
