Invest in Surquillo, Lima: central contrasted neighbourhood, street-by-street analysis essential

Sandwiched between Miraflores, San Isidro and Santiago de Surco, Surquillo is one of Lima's best-located neighbourhoods geographically. But its strong internal heterogeneity calls for careful reading: depending on the sector, the rental profile, demand and outlook vary considerably from one street to the next.

Surquillo: genuine centrality, heterogeneity not to be overlooked

Surquillo borders Miraflores to the north and west, San Isidro to the north-east and Santiago de Surco to the south. This central position is an undeniable asset: residents can easily reach the shops, restaurants and commercial zones of Miraflores, often on foot. This is one of the reasons the neighbourhood attracts part of the demand that cannot afford its premium neighbours' prices.

But Surquillo is not a homogeneous neighbourhood. Its northern section (closest to Miraflores, particularly along Avenida Angamos and adjacent streets) has a more valued profile, with rental demand driven by young professionals and some foreigners. Its more central and southern zones are more working-class, with older buildings, higher density and a very different tenant profile. Mercado N°1, one of Lima's most lively traditional markets, sets the tone for this contrasted identity.

For an investor, the precise location within Surquillo is decisive. A well-positioned property in the northern sector can attract serious rental demand at an acquisition price below Miraflores. A poorly located property two streets away can prove difficult to rent at the expected level. Surquillo is not a neighbourhood to approach without ground-level knowledge, nor to dismiss on principle.

Investor analysis

Three angles for investing in Surquillo

Tenant profile

Highly variable by sector. In the northern zones close to Miraflores: young Peruvian professionals and some budget-conscious foreigners drawn by proximity to Miraflores' restaurants and shops. In more central zones: more working-class profile, demand in soles and less mobile tenants. The tenant profile must be anticipated from the moment the property is chosen.

Market data

Prices in Surquillo are lower than in Miraflores and San Isidro, which is the primary entry argument. But this discount also reflects a shallower market and less certain demand in some zones. Resale can take longer. Available data are indicative and vary considerably by sector and property type.

Investment strategy

Surquillo can suit a long-term rental strategy in the northern zones, targeting young active tenants seeking to avoid Miraflores rents. Short-term rentals are possible in sectors close to Miraflores but remain a riskier proposition than in Barranco or Miraflores itself. The golden rule: never buy in Surquillo without analysing the precise location and the immediately surrounding streets.
